This is the playbook I use to win that window.

Phase 1: Pre-list setup, 7 to 21 days before you go live

1) Fix the silent deal killers
Loose railings, tired caulk, dripping faucets, sticky doors, sketchy outlets. These are small, but they trigger big buyer doubts.

2) Clean like you are being judged
Because you are. Baseboards, grout, windows, light switches, fans, vents, the whole “I never noticed that” list.

3) Make the home photograph like a yes

If you get no showings
That is a positioning problem. Price, photos, or both. Waiting will not rescue you, it will just stack days on market.

If you get an offer early
Do not get greedy and weird. Negotiate like a pro:

  • protect inspection leverage

  • tighten timelines

  • keep appraisal risk in view

  • focus on net, not ego
