One City, Two Markets: Why Austin's Luxury Market Is Moving While the Rest Waits

Austin doesn't have one housing market right now. It has two, and which one you're in changes everything about your strategy.

The luxury market is moving fast

Luxury ($1M+) is moving fast. Homes at $1M and above are selling at a median of 31 days, down from 60 a year ago, with a median price of $1,390,000. Even above $2M, homes in Westlake Hills, Tarrytown, and Lake Austin are averaging about 59 days. A large share of luxury deals are closing in cash, so rates barely touch the decision.

The overall market is slower, but still moving

The overall market is slower, but still moving. In Travis County, the median is $497,400, up 2.6% from last year, with a median of 51 days and an average of 69 days on market, and closed sales down 9.6%. In the City of Austin, the median is $570,958, up 4.2%, with a median of 50 days and an average of about 73 days.

When the payment is the decision, the rate is the market

The average 30-year fixed rate is above 7% this week. Buyers in this range are payment buyers. Every rate move changes the monthly payment by hundreds of dollars, and for many buyers it moves the home out of reach entirely.

One market runs on wealth. Luxury buyers often pay cash or borrow because they choose to, not because they must, so a rate move doesn't change their monthly life, and it doesn't change their decision. The other market runs on rates. When the payment is the decision, the rate is the market.

Slow does not mean stuck

But slow does not mean stuck. Buyers approved at 7% or above are using strategies that can bring the effective rate into the 5-6% range. The payment you are quoted is not always the payment you have to live with, and that changes who can buy right now.

Your strategy depends on which market you're in

If you're buying luxury, speed and access matter most. Well-priced homes move in about a month, and the best opportunities often never reach the public market. If you're buying in the overall market, patience and preparation are the strategy, and the payment math comes before the house hunt. Ask about the strategies that can make the monthly payment comfortable, even at today's rates. If you're selling, pricing discipline matters more than it has in years, in either market.

Which market are you in?

The first question isn't "how's the market." It's "which market are you in." DM me STRATEGY and ask me to help. I will run your numbers and map your next move.
