Latest Austin's Market Update: Rising Sales & Lower Rates for Spring 2024

The pulse of Austin's real estate has quickened, with the latest January 2024 stats highlighting growth and optimism. In January, we witnessed a 4.3% increase in residential homes sold, totaling 1,667 closed sales. This uptick is mirrored in the pending sales, which rose by 3.8% to 2,480 listings. Dr. Clare Losey, a local housing economist, brings us even more good news. The easing of mortgage rates, coupled with a fifteenth consecutive month of median sales price declines, is empowering more Austinites to step into the market. This shift is a testament to Austin's dynamic nature, adjusting and aligning to welcome new homeowners and ensure those dreaming of homeownership can see their dreams realized. It’s important to note that the decline in sales price is more of a correction to the over inflated market during and post COVID times.
