You might lean toward selling sooner rather than later if:

    Divorce, downsizing, upsizing, job change, aging parents, kids leaving the nest—life events don’t run on the same timeline as interest rates. If your life has shifted, the “right time” is usually when the house no longer fits your reality.

  2. You’re sitting on strong equity and don’t want to ride the roller coaster.
    If you bought before or early in the pandemic run-up, you’re likely still sitting on substantial equity—even after the correction. Locking that in now may feel safer than gambling on what happens next.
